Claude vs Titleman for Real Estate Underwriting (2026)

Claude vs Titleman for real estate underwriting: a general AI assistant that works from your files and prompts, or a property engine with rule-based comps and every input sourced. And how to use both.

Use Claude when you want a general assistant that reads, drafts and edits spreadsheets across many kinds of work, using the files and connectors you give it. Use Titleman when the job is a property underwriting from an address, with comps selected by fixed rules and every input traced to its source; you can also run Titleman from inside Claude.

What each one is

Claude is Anthropic's AI assistant. Per claude.com, Claude reads documents, spreadsheets and presentations, reads and edits Excel files (.xlsx, .xls, .xlsm) with changes shown "as tracked edits or highlighted cells so you review," can search the web for current information, and connects to other apps through connectors and MCP. Anthropic's financial services page says Claude "works natively inside Excel and PowerPoint," lists "financial modeling with audit trails" among its uses, and says Claude cites its sources so teams can check the work. Neither of those pages mentions real estate.

Titleman is built for one kind of work: a commercial property. It starts from an address plus whatever documents you have (the OM, rent roll and T-12), gathers the property record and comps from 2,100+ sources, and returns a memo and a live Excel model; every input shows its source and date, every result shows its formula, and what could not be found is named as missing.

The difference that matters for underwriting

A general assistant is as good as its inputs and instructions. Ask it to underwrite a property and the method, the comp set and the sources depend on what you hand it and how you ask.

Titleman fixes the method. Comps are selected by rule: one asset class, a 1-mile radius and 24 months by default (up to 10 miles), at least 3 priced sales, the subject's own sale excluded, and rows that are not comparable returned as "reference only" with the reason. The same comps request returns the same rows in the same order. Underwriting itself is not deterministic, and repeats can differ, so check the numbers in the model rather than treating any single run as final.

What comes back is measurable. On first underwriting runs over the 30 days to 13 October 2026, the median report carried about 1,000 data points: 159 found with a source and date, 607 computed by formula and 164 named as missing. The median underwriting took about 58 minutes from request to delivered files (44 runs, 30 days to 18 October 2026).

Using them together

Titleman has a connector for AI assistants that support remote MCP, documented for Claude on the web, desktop and Claude Code. With it you can start Titleman runs and read finished reports from inside a Claude chat, and keep the drafting around them in Claude.

Who should pick which

  • Pick Claude for general work across documents and spreadsheets, or if your team already has its own property data and method and wants a flexible assistant on top.
  • Pick Titleman if you need a property underwriting, value opinion or feasibility study where each figure can be traced and gaps are named.

FAQ

Can Claude underwrite a commercial property?

Claude can read an OM, rent roll or T-12 and build or edit a spreadsheet from them, per Anthropic. The method, comps and sources depend on what you supply. Titleman runs a fixed property method and traces each input to its source.

What does Titleman do that a general assistant does not?

It gathers the property record and comps from 2,100+ sources, selects comps by fixed rules, and returns a memo and live Excel model in which every input shows its source and date and missing figures are named as missing.

Can I use Titleman inside Claude?

Yes. Titleman has a connector for assistants that support remote MCP, documented for Claude on the web, desktop and Claude Code. You can start runs and read finished reports from a Claude chat.

Does Titleman give the same answer every time?

Comps do: the same request returns the same rows in the same order. Underwriting does not, and repeats can differ, so review the numbers in the Excel model.
