Where Titleman fits
Neither product analyzes the property you are raising for. Titleman takes the property address, plus the OM, rent roll and T-12 when you have them, and returns an underwriting, value opinion or feasibility package from 2,100+ sources. Each input in the Excel model shows its source and date, each result shows its formula, and what could not be found is named as missing. Median underwriting time over the 30 days to 18 October 2026: about 58 minutes (44 runs). That package can support the investor memo; the portal, distributions and investor records stay in AppFolio Investment Manager or InvestNext.
