Pick Microsoft Copilot if your CRE team lives in Excel, Outlook and Teams and the work is editing existing models, summarizing mail and drafting in Word with your company files in reach. Pick ChatGPT if you want a standalone assistant for cited research, memo drafting and creating new spreadsheets and decks, whatever office suite you use.

Most commercial real estate underwriting still happens in Excel, which is why this comparison matters more than it looks. Copilot works inside the workbook. ChatGPT works beside it.

Where each one fits a CRE task
- Editing an existing pro forma. Copilot in Excel works on the open workbook and offers a Plan mode that proposes changes for review and a "Chat only" mode that analyzes without editing. That suits a model your team already relies on.
- Building a new model from documents. ChatGPT can create a spreadsheet from an attached rent roll and T-12 that you download and revise. Copilot can also build in Excel. Either way you check every formula.
- Mail, meetings and memos. Copilot sits in Outlook, Teams and Word. ChatGPT drafts in its own app.
- Market research. Both can search the web with citations; ChatGPT also offers a deep research mode. Check the date of every web source.
Who should pick which
- Choose Copilot if your firm runs on Microsoft 365, your models are Excel files on OneDrive or SharePoint, and the main gain is help inside those files.
- Choose ChatGPT if you want one assistant for research and file creation across tools, or your team is not on Microsoft 365.
- Either way, keep tenant, loan and investor data within the plan your firm has approved and read each vendor's data terms for that plan. We did not review data terms for this page.

Where Titleman fits
Titleman is a third option with a different starting point: an address. It gathers the property record from 2,100+ sources, selects comps, reads the OM, rent roll and T-12 when you have them, and returns an underwriting, value opinion or feasibility package. An underwriting run returns a memo and a live Excel model with about 1,000 data points; every figure is traced to its source or formula, and what could not be found is named as missing, not filled. Measured over the 30 days to 18 October 2026, the median underwriting took about 58 minutes (44 runs). The underwriting is of the property, not the borrower, and the text gives no final price or buy or sell verdict. Its output is a live Excel file, so Copilot or ChatGPT can still be used to edit it afterwards. See deal analysis software or request access.
