How they differ
Scope. Juniper Square calls itself "the operations partner for private markets" and its product "the fund operating system built for the agentic era." It pairs software with services: fund administration, investor services and AML/KYC are listed as offerings. InvestNext calls itself "the capital enablement platform for real estate GPs" and focuses on raising, nurturing and managing capital for real estate offerings.
Investor-facing tools. Both offer an investor portal and a CRM. InvestNext stresses a white label portal and a point-and-click waterfall builder that calculates and sends distributions. Juniper Square lists data rooms, investor onboarding, DDQ and Capital Intelligence, which it says adds institutional investor data to the CRM for fundraising.
AI. Both describe a way to reach their data from outside AI assistants: Juniper Square through Headless GPX and InvestNext through InvestNext MCP.
Pricing transparency. InvestNext shows its plan structure, contract term and payment fees; Juniper Square's pages show none of that and route buyers to a demo.
Who should pick which
- Pick Juniper Square if you run several funds or several asset classes and want fund administration handled by the same provider that runs your investor software.
- Pick InvestNext if you are a real estate sponsor raising for deals or funds and want a portal, CRM and distributions with a plan structure you can read before a sales call.
Where Titleman fits
Neither tool analyzes the property you are raising for. That work happens before the offering. Titleman takes the property address, plus the OM, rent roll and T-12 when you have them, and returns an underwriting, value opinion or feasibility package from 2,100+ sources. Each input in the Excel model shows its source and date, each result shows its formula, and what could not be found is named as missing. Median underwriting time over the 30 days to 18 October 2026: about 58 minutes (44 runs). The output can feed an investor memo; the investor portal, distributions and fund accounting stay in Juniper Square or InvestNext.
