Deal Review Specification: Inputs, Outputs, Measured Time and Limits

What Titleman Deal Review takes in, what it returns, how long 16 delivered reviews took (median about 33 minutes), the file formats it reads and what it does not do.

Titleman Deal Review reads the documents of one commercial real estate deal and marks every item it checks verified, to review or red flag, with the page or cell behind each mark. On a Titleman test account, 16 delivered reviews between 15 and 22 October 2026 took a median of about 33 minutes from start to delivery.

Inputs

Send the files of the deal as they are: the offering memorandum or deck, the underwriting model, the rent roll and T-12, the investment memo, and any legal, zoning or title files. PDF, Excel and Word are read, and scanned pages are read too. Add an address when you have one, because the checks against recorded sales, leases and property records need a place to look.

Outputs

OutputWhat it contains
Marked workbookA copy of your model with each figure marked and noted; the original is untouched
Findings in a PDFEach finding points to its page
Cited reportThe findings by category, each with its source
Findings registerOne row per finding with its mark, the figures on both sides and the reason
Not checkedA list of what the files could not support

The mark follows a rule. A figure that differs from an independent figure by less than 3%, or a file whose own math ties out, is green. A difference of 3% to 10%, or missing support, is yellow. A difference of more than 10%, with a cited source, is red. A finding is green or red only with a cited source.

Measured time

Time is counted from the start of the run to the delivery of the review. The figures come from the 16 delivered Deal Review runs on a Titleman test account, created between 15 and 22 October 2026.

MeasureValue
Delivered reviews16
Median time to deliveryabout 33 minutes
Fastestabout 6 minutes
Slowestabout 65 minutes
Items marked per review27 to 1,207, median about 187
Red flags per review2 to 31, median about 10

Time did not track the number of items marked. The two slowest runs, about 65 and 64 minutes, marked 27 and 1,022 items. Of the 23 runs started on the account in that period, 16 were delivered, 6 ended in an error and 1 was stopped.

Limits

  • Only the files provided. Without an address, title, liens, court cases, permits, taxes and comparables are not checked.
  • Ledgers and leases. A figure that only a ledger, lease or invoice can prove, and that was not provided, is marked to review, not verified.
  • Red-flag counts move. One package run four times was marked red 8, 31, 23 and 17 times, so read the findings and not the count.
  • Pinning findings to the files. In 2 of the 16 reviews none of the findings were placed on a page or cell of the original files, and in 3 others a few were not.

What it does not replace

Deal Review does not tell you whether to do the deal. It is not an appraisal, and Titleman is not a broker, appraiser or law firm. A red flag is a reason to look, and a green mark means the item agreed with a cited source or with the file's own math. The output is a draft for a licensed professional to read, correct and sign.

How these figures were measured

Source: run records and review records of the Titleman AI engine, read on 22 October 2026. Which runs: every Deal Review run on one Titleman test account created between 15 and 22 October 2026 (23 runs: 16 delivered, 6 error, 1 stopped); runs on other Titleman accounts are left out. Items marked and red flags are the counts in the review record of the same run.
