What tool gives a national US parcel and ownership lookup for commercial property?

Titleman reconciles parcel, ownership, debt and permit records from 2,100+ sources into one record per asset, with conflicts shown, not hidden.

Titleman builds one record per property from the sources that cover it: parcel and assessment data, recorded owners, debt, permits and code cases. It reads from 2,100+ sources. When two sources disagree on an owner, a size or a date, the record shows both with their sources instead of picking one silently.

What the record holds

  • Parcel and assessment. Parcel key, land and building area, assessed values.
  • Ownership. The owner of record; where it is an LLC, the entity chain as far as the records resolve it. A name is a lead, not a conclusion.
  • Debt. Loans on record against the property, with maturity dates.
  • Dated events. Permits, certificates of occupancy, code cases, lis pendens and recorded sales in markets that record them. On 11 October 2026 two counties, Miami-Dade and Hillsborough, carried at least 20 properties with a known owner and four kinds of recorded events in the last 30 days.

How it is used

Ask for one address and get the record. Ask for a market and a reason (a maturing loan, an absentee owner, a new permit) and get a list, each property with its reasons and the date of each fact. The demo shows a Miami-Dade list built this way.

Limits

Coverage varies by market; a field with nothing on record stays empty.
