Inputs

For a BOV, paste the addresses one per line. The request under them is written from the addresses, and you can edit it to give the asset class or the purpose. For a Value Opinion, type the address of the property. In both, attach your rent roll, T-12 or offering memorandum if you have them: the opinion is then argued from your numbers and not from the market's alone. For a Value Opinion this is the input that changes the answer most.

Outputs

OutputWhat it contains
BOV tableOne row per address: the value opinion and its status
Report for each rowThe subject and the evidence, including the comparable sales
Value OpinionThe approaches to value, the competitive set, and the conclusion with its range and confidence
DownloadsPDF and Excel; a slide deck on many BOV runs, not on all

Measured time

The clock is the time from the request to the delivered files, over completed production runs created in the 30 days to 18 October 2026, the same clock for every product. BOV gave a median of about 28 minutes, and one run in ten took longer than about 52. Value Opinion gave a median of about 45 minutes, and one run in ten took longer than about 81. A longer list of addresses takes longer.

Limits

  • Thin evidence gives a range. A point value needs at least three comparable sales behind it. Below that, the row shows a range or no value, with the reason.
  • No rent roll, no lease analysis. Rent roll and lease-expiry analysis cannot be built from property records alone.
  • A list is a BOV job. Twenty single-property opinions take far longer than one BOV run over the same twenty addresses.
  • Workbook. A workbook does not come back on every Value Opinion run.

What it does not replace

A BOV and a Value Opinion are opinions of value with their sources shown. They do not replace a licensed appraisal, and Titleman is not a broker or an appraiser. Where your lender or a court filing needs an appraisal, order one. The output is a draft for a licensed professional to read, correct and sign.

How these figures were measured

Source: run records of the Titleman AI engine, completed production runs created in the 30 days to 18 October 2026, timed from the request to the delivered files. BOV is the run that prices a list of addresses; the medians are rounded up to the whole minute. Accuracy against appraisals or closed sales has not been measured on real client deals, and no accuracy figure is claimed.
